Buying a home in the rolling hills of Middle Tennessee is a dream for many. From the historic charm of East Nashville to the sprawling estates in Franklin and the rapid growth in Murfreesboro, the local real estate market is booming. However, beneath the fresh paint and staging of a "Move-In Ready" home, there can be hidden "inspection nightmares" that turn a dream purchase into a financial headache.
Because of Middle Tennessee’s unique geography—characterized by heavy clay soil, high humidity, and karst topography (limestone)—certain issues pop up more frequently here than elsewhere.

The Nightmare: High levels of toxins affecting your family’s health.
Prevention: Always request a Radon Test during your inspection period. If levels are high (above 4.0 pCi/L), a radon mitigation system can be installed relatively affordably to vent the gas safely above the roofline.
In the South, it’s not a matter of if you will deal with termites, but when. Subterranean termites thrive in the Tennessee climate and can eat through support beams undetected for years.
The Nightmare: Soft, hollowed-out wood that compromises the home's integrity.
Prevention: Maintain a "Termite Letter" or a protection bond with a reputable local pest control company. Avoid "wood-to-earth" contact, such as mulch piled up against wooden siding.
